Your Neighborhood: Defining your neighborhood is a critical part in determining a realistic price and the average days on the market.  There are many neighborhoods that border each other and the same type of home can vary over a $100,000 in price.  This distortion in value is directly related to buyer demands for that particular neighborhood.   So be realistic for your neighborhood and your home will sell.

Absorption Rate: The Absorption Rate is the ability of the real estate market to sell off all of the houses that are for sale. For example, if 100 homes are sold every month and there are 1200 homes for sale then it will take 12 months to sell all of those homes. If there are 2400 homes for sale then the absorption rate will be 24 months or 2 years.

Why Use Absorption Rate:  If you figure Days on the Market for your neighborhood using the absorption rate you'll eliminate all manipulation in your market by builders and agents who re-list stigmatized homes, which of course are those homes that have picked up a negative image due to their excessive time on market.

Average Days on Market (DOM):  This will allow you to set realistic expectations about the time needed to sell your home and to evaluate any offers in order to make an educated decision about whether it's advisable for you to wait for another offer or take what's on the table.  Also if you know the DOM for your neighborhood you will be able to to sell your home in the least amount of time for the most money!
